Some roofing issues are not going to fall under the roof warranty: such as a flood from clogged drains, damage from wind or a storm, or damage caused from an HVAC team working on the rooftop units.  Routine maintenance can help identify and solve these issues before they become a long term problem.

Most flat roof warranties are 15-20 years.  At the 20 year mark, most roofs are going to look well worn and start to have issues.  Climate, storms, and roof maintenance will all be factors in whether a roof will extend well beyond the warranty period.

First, local codes are going to dictate that a roof be insulated for energy efficiency.  This can be done by adding insulation underneath the roof deck (generally batt insulation) or on top of the roof deck (polyiso board).  More insulation will increase the efficiency of the roof system.  Additionally, roof membrane color will change the energy efficiency of the roof system.  A dark colored roof that absorbs sunlight may be a better option for cold climates while a light colored roof that reflects sunlight may be better from hot climates.

A typical turnaround for getting a new roof is between 1 and 3 months depending on weather and product lead times.

This will depend on roof size, crew size, weather, and roof complexity.  Generally, a crew can complete 1000 square feet in a day for a small, complex roof and up to 5000 square feet in a day for a large, simple roof.
